- Use natural light and turn on all the lights in the room
- Declutter spaces:
- Kitchen: remove trash can, clean countertops to show the entire surface, and clean dishes.
- Bathroom: close toilet seat, clean surface (remove things off sink surface, water tank, etc.), open shower curtain
- Living room/bedrooms: hide/remove cords, straighten sheets, fluff pillows, set up furniture nicely, turn off fans,
- Remove anything that blocks eyesight, not being able to see the entire room. Phone setting:
- Make sure to turn on HDR.
- Clean the camera lens
- Turn on the “Grid” feature in the camera setting of your phone to keep the lines straight

- Angles: shoot from corners (corner angle),
- Shoot at the height around your waist to chest. Keep the phone vertical and horizontal while holding it in your hands to avoid distortion.

- Outdoor living area – people love to picture themselves in the homes they view, and imagine how they’d feel living there. So any rooms that speak to that desire for a lifestyle should be showcased.
- Swimming pool
- Any special features of the home that make it a standout – eg. a beautiful staircase; or features that are coveted eg. a butlers pantry or parents retreat.
- Awesome views if they exist – eg. if you have a view of the beach or gorgeous mountains, show it off!
